The popularity of home auctions in Victoria continues to grow and is still preferred by many Vendors and Agents. For the seller it can have a number of advantages as it allows them to test the market for the best possible price and is a 'clean' or unconditional sale in a set time frame.
What does this mean for the Purchaser?
Auction sales can be a double edged sword for the purchaser. On auction day, the heart often rules the head, and emotionally charged buyers invariably pay in excess of their self-imposed limit. This can be a problem in itself, but combined with the high risk of unknown structural problems, termite infestation and maintenance issues, can result in dire financial consequences for the buyer.
Auction properties can be inspected.
Although an Auction Contract does not normally include condition clauses, buyers can still request a Building and Timber Pest Inspection prior to auction day. In our experience, most Vendors and Agents are happy to allow us to inspect their property. Any reluctance by the Vendor or Agent to co-operate can raise questions both ways. Is the Vendor concealing problems? Or is it merely because there is strong interest from other potential buyers, who may not be so cautious. Regardless, the question still poses...
